Buying a home is a huge financial commitment.  Not only is it vitally important to adequately insure your biggest asset but it is required by your lender.  Homeowners policies include: Coverage A for your dwelling.  Coverage B is other structures.  Coverage C is personal property and Coverage X is liability.

Homeowners Coverages

Homeowners policies are fairly standard but complicated and there are many add on coverages to consider.


Dwelling A

This is the estimated replacement cost to rebuild the home in the event of a total loss.  It is an estimate so make sure it is accurate according to current construction costs in your area.


Extended Dwelling Protection

Many homeowners have been upside down in a total loss to their home because the estimated replacement cost to rebuild was too low.  When purchasing a policy one needs to consider buying extended dwelling coverage because of the rapidly rising construction costs.  How much does one need, 120%, 140%, more? 


Coverage B Other Structures

Covers detached structures like sheds, outbuildings etc.


Building Codes Coverage

Provides coverage to bring aspects of home up to code after loss.  For example, wiring, plumbing etc.


Water backup

Coverage for water coming up from the drains that causes damage to walls, flooring, etc.


Service Line

Protects the sewer, water and communications lines from the house to the main.


Extended Roof Coverage

 Provides full roof replacement cost vs. actual cash value.  ACV substracts depreciation from the claim settlement.


Coverage C Personal Property

Protects the objects or possessions inside your home or garage, like furniture or bicycles, even if they're damaged or stolen outside the house.


 Scheduled Personal Property

Property like jewelry, instruments, firearms etc. have limits of coverage stated in your policy.  You might have only $1000 or $2000 per item.  To get full coverage you need to schedule.


Coverage X Family Liability

If you damage someone else's property or if someone sues or files a claim against you after being injured on your property, this helps keep you covered.


Claims Process

If you have a covered loss, you will file a claim with your insurer, which will then determine the amount of reimbursement you are entitled to minus the deductible. Depending on your policy, you may receive a initial check for damages less depreciation and then a second check after repairs or replacement of property. The policy also may pay for you to live somewhere else if your home is uninhabitable. In cases of personal liability, your policy may pay for the other party's attorney fees and medical bills.
